Before listing, sellers should know:


- The age of the roof

- The roof material

- Whether permits are properly recorded

- Whether there are warranties or transferable documents

- Whether any repairs have been completed

- Whether there are visible issues such as staining, cracked tiles, lifted shingles, soft spots, or fascia/soffit damage


A roof concern can create hesitation for buyers and may complicate insurance quotes. If your roof is older or has visible wear, it may be worth getting a roof evaluation before listing so you can address concerns proactively instead of during contract negotiations.

 

The goal is simple: remove uncertainty before a buyer uses it as leverage.
