AND within those, 1 in 10 listings were sold sight unseen? Which means the buyer went under contract without ever stepping foot in the property! Normal people would think that is crazy, BUT to realtors, this has become the new normal! The housing market right now is ON FIRE. There is very little inventory and an astromical amount of buyers coming into SWFL in the swarms!
What does this mean for sellers?
Sellers are living on cloud nine right now. Properties are selling for more than their technically worth just out of sheer desperation of the buyers due to the simple fact of needing somewhere to live. Not only are we seeing extreme lows in inventory in homes for SALE, but we are ALSO seeing extreme lows in inventory in homes for RENT. This puts sellers at the top of the real estate food chain. Not only are houses selling for higher prices, but they are also selling FASTER than ever before. As professional realtors, we are seeing first-hand, houses going under contract within 24 hours of being listed on MLS. Granted, some being sold before they even go live at all! Granted, That won't be the case for all properties, the multi-million dollar homes for example are taking a little bit longer that 24 hours, but as far as the more average-joe houses 200k+, you can expect a super fast turn around.
