If you are not from Florida or have not been coming to visit for years, the concept of gated communities, HOA fees, amenity fees, golf memberships, and bundled golf may confuse you. We work with buyers from all over the country and often times they are not familiar with gated communities and the fees that are associated with them.
This particular article is written to explain the pros and cons of “bundled golf”. But first, a brief definition: bundled golf is essentially a community where all homeowners are members of the golf club and have the same level of access. There may or may not be an initiation fee upon purchasing the home and there is almost always an annual fee in the form of a Master HOA fee or an annual club fee.
The PRO’s of Bundled Golf
- If you are an avid golfer or just like to play a few times a year, having bundled golf allows you the option to play anytime of the year usually for just the cost of a cart fee.
- The membership fees are often lower than in an optional golf club community because the fees are spread among all homeowners making each cost per member lower.
- There is no waiting list to buy or sell a membership when you purchase or sell your home.
- Should you decide to rent your home, bundled golf memberships are often transferrable to your tenant. This is a benefit that can elicit a $1000-$2000 premium on monthly rental income.
The CON’s of Bundled Golf
- If you really don’t plan to use the golf club at all then bundled golf may not make sense for you. In a non-bundled golf community, there will likely still be HOA fees, but you will not be paying toward the golf club.
- The course may be busier than in a non-bundled golf community where memberships are typically capped around 250-350 golf members.
